What is involved with an ECO3 survey home visit?

If you have met the criteria and are eligible, Firstly Congratulations! You are on the way to making your home more energy efficient and cost effective. By doing your bit for the environment it will leave you warmer and overall better off, at no cost to you.

The cost is covered by the big energy companies, who are working with the Government to make properties energy efficient and to reduce carbon emissions by 2022.

If you are about to, or have already scheduled your ECO3 Home Survey, you probably would like to know what the Surveyor will look at and need access too. There are 5 main areas the surveyor will look at:

Loft & Basement

Walls (internal & exterior)

Heating & Boiler

Lighting

Windows & Doors

The attending surveyor will have already run their own EPC report before they arrive, which will give them an understanding of where potential measures (improvements/actions) need to be applied to help make your property more energy efficient and bring it in line with the Government guidelines.

Please make sure prior to the scheduled ECO3 home survey that the surveyor can gain access to the loft and basement (where applicable) and that the access is safe. Likewise, with any exterior walls please ensure that they are easily accessible, where possible. Otherwise this may cause delays, not only on the day of the survey but having any work or works carried out at the property.

Once the surveyor has arrived (always remember to check their identification before allowing them entry to your home) the surveyor may ask you some general questions about the property but nothing too detailed. You know your house better than anyone else so if you have identified any areas of concern regarding your property then please let the surveyor know.

The surveyor will the conduct the ECO3 survey, the size and style of the property will determine in which order the surveyor decides to conduct the survey. The survey is quite extensive & the Surveyor will need to provide a thorough report to the governing bodies to secure your ECO3 grant. The survey will need to be supported by visual evidence, so the surveyor will need to take pictures of the property, this isn’t unusual and is a requirement for the ECO3 grant submission.

The survey will generally only take between 45 minutes to an hour, but this will be dependent on the size, accessibility and the nature of the measures (issues) that need to be addressed at the property. The survey will be conducted on a day and time that is convenient for you, as someone will need to be present to allow access to the property.

If you and your property, whether you are the homeowner or tenant meet the criteria, it does not automatically guarantee you will be awarded the ECO3 grant. The property needs to be structurally sound and habitable. The ECO3 grant does not cover structural restorations or building works.

The outcome of the ECO3 survey will decide whether the property matches the criteria.

Once the ECO3 home survey has been conducted, the report will be processed, and the outcome(s) of the survey will be reported back to the homeowner/tenant. You should receive this report within 2 business days. Your ECO3 grant application will then be submitted. Once the application has been submitted it could take up to 8 weeks for updates, due to the current economic situation as a result of Covid.
